LEVEL 1

Building Surveyor

Full accreditation for unlimited practice on buildings of any size. You need a 4-year degree and 3 years of experience across all building classes.

Step 1: Check your eligibility

Confirm you meet the qualification and experience requirements for your chosen level. Your experience must be from the last 6 years and show hands-on building surveying work.

  • Level 1: Building Surveyor: Honours degree or postgraduate qualification, 3 years of experience across all building classes.
  • Level 2: Building Surveyor Limited: 3 year degree, 2 years of experience across all classes up to 3 storeys and 2,000m².
  • Level 3: Assistant Building Surveyor: AIBS-accredited qualification, 12 months of experience on Class 1 and 10 buildings up to 2 storeys and 500m².

Step 3: Complete your Experience Report Template

Use the Word template to document detailed case studies that demonstrate your competence. Write clearly about real projects you've worked on.

How many case studies you need

  • Level 1: 15 project examples across all building classes and sizes
  • Level 2: 10 project examples across all classes, up to 3 storeys and 2,000m²
  • Level 3: 5 project examples for Class 1 and 10 buildings, up to 2 storeys and 500m²

What you’ll include for each project

  • Project description: location, building classification, storeys, floor area, cost
  • Your role and involvement: dates, type of work, supervision level
  • Issues identified: non-compliance, performance solutions, resources used
  • Actions taken: your decisions and how you addressed issues
  • Outcomes: results and effectiveness
  • Critical analysis: what you learned, skills you developed

Show how you've interpreted and applied the National Construction Code across different projects and scenarios. This is your chance to demonstrate your breadth and depth of competence.

Step 4: Complete your Practical Experience Report spreadsheet

Use the Excel spreadsheet to list all relevant projects from your required experience period (up to 6 years prior to your application date, but more recent projects are preferred).

Minimum experience to list

  • Level 1: At least 3 years of projects across all building classes and sizes
  • Level 2: At least 2 years of projects across all classes, up to 3 storeys and 2,000m²
  • Level 3: At least 1 year of projects for Class 1 and 10 buildings, up to 2 storeys and 500m²

What you’ll include for each project

  • Building type and description
  • Project address
  • Type of construction
  • Rise in storeys and floor area
  • Building class
  • Your supervisor's name
  • Your role and functions
  • Issues and alternative solutions
  • Project value and date

This work must have been completed under supervision by a licensed or certified building surveyor or certifier. One of your referees must verify this report.

Step 5: Get your professional references

Request at least two professional reference letters on original letterheads from employers, colleagues or supervising building surveyors.

What each reference should include

  • Confirmation that your documented work is true and correct
  • Statement that work was completed under their supervision (if applicable)
  • Referee's signature, name and role

At least one of these referees must verify your Experience Report documents.

If you're self-employed and working for accredited building surveyors, each building surveyor must verify your work individually.

Step 6: Certify your academic qualifications

Gather certified copies of your testamur (award certificate) and academic transcript for each recognised qualification.

How to certify documents

  • Option 1: Take your originals and photocopies to a Justice of the Peace or other official qualified to certify documents
  • Option 2: Download the Commonwealth Statutory Declaration form. Attach uncertified copies to the properly executed declaration

Step 7: Gather additional supporting documents

Collect these documents as required.

Required for all applicants

  • Current job specification and position description (or immediate past if self-employed)

Only if applicable

  • Membership certificates: from other professional organisations (certified copies)
  • Registration certificates: from other Accrediting Authorities (certified copies)
  • Formal documentation of any disciplinary action: from the last 3 years issued by a state/territory regulatory body

Step 8: Complete the online application form

Fill out your online application with personal details, employment history and Professional Standards Scheme requirements.

Upload your completed templates and supporting documents to your online application.

Step 9: Pay application fees

Pay the application assessment fee when you submit your application.

  • Application assessment fee: $330
  • First year accredited membership fee: $905 (charged once your application is approved)

Payment methods: credit card only.

Step 10: Submit and await assessment and accreditation

  • Submit your application, and our National Accreditation Panel will review it against the scheme criteria.
  • Assessment typically takes up to a month, and the Panel may contact you for additional information.
  • You'll receive an email informing you of the outcome.
  • Once approved, you'll receive your Certificate of Accreditation and will be an AIBS member at your accredited level.

For any Experience Report that holds an insufficient level of detail, the AIBS National Accreditation Panel will request further information for a second round of assessment.

Maintaining your accreditation

Accreditation is renewed annually to ensure you stay current with industry changes and professional standards. You’ll receive an email reminder two months before your re-accreditation is due with full instructions on what to do.

What you need to do each year

  • Complete your required CPD hours through the AIBS CPD Program
  • Provide evidence of CPD compliance
  • Ensure that you comply with the AIBS Code of Professional Conduct
  • Complete your annual Professional Standards Scheme declaration
  • Declare any disciplinary action or changes to your practice
  • Pay your annual renewal fee

If you submit your renewal on time, your accreditation stays active while we process it.

 

Upgrading your accreditation

Ready to expand your scope of practice? You can apply to upgrade your accreditation level when you've gained the required experience and can demonstrate competence at the higher level.

The upgrade process follows the same assessment pathway as initial accreditation. You'll need to provide updated case studies, experience reports and employer references that demonstrate your expanded capability.

Who is eligible for accredited membership?

If you're a practicing building surveyor with recognised qualifications and relevant experience, you can apply for accreditation at the level that aligns with your background. We support applications from building surveyors at all stages of their career.

How much does accreditation cost?

Accreditation costs include a $330 assessment fee, paid when you apply.
If your application is approved, your first year of accredited membership is then charged.

What types of personal accredited membership are there?

When you achieve AIBS accreditation, you become an Accredited Member. As your career progresses and you contribute to the profession, you may be eligible for elevated membership recognition and discounted fees.

  • Accredited Member: holds Level 1, 2 or 3 accreditation and practices as a building surveyor.

  • Accredited Fellow: senior members who have made significant contributions to the profession and hold accreditation.

  • Accredited Life Fellow: honorary recognition for longstanding, distinguished service to building surveying.

What is the Professional Standards Scheme?

The AIBS Professional Standards Scheme is a government-legislated program that caps your professional indemnity liability, makes insurance clearer and shows clients you're committed to professional standards and consumer protection. It's mandatory for all Accredited Members unless you're exempt (like public sector employees and some private sector employees). Conditions apply.

What is the National Accreditation Panel?

A group of experienced building surveyors appointed by the AIBS Board to assess applications, conduct interviews and make sure everyone meets the same high standards.

Is there an audit program?

The Audit Program is currently under development. We’ll share more information on future auditing developments as they become available.

Which states and territories recognise AIBS Accreditation?

AIBS Accreditation is currently recognised by regulators in Queensland, South Australia, the Australian Capital Territory and Victoria.

We're actively working to expand recognition across all Australian jurisdictions. Even where formal recognition isn't yet in place, AIBS Accreditation demonstrates your commitment to professional excellence and is valued by employers, clients and peers nationally.

What qualifications are recognised?

AIBS recognises specific qualifications from accredited institutions that meet the National Accreditation Framework. These include degrees, graduate diplomas and VET sector qualifications.

What if I’m returning to accreditation or my accreditation has lapsed?

If your accreditation has expired or you previously held AIBS accreditation, you’ll need to submit a new application for accreditation. All returning applicants must demonstrate that they meet the current education and experience requirements for their level, regardless of past accreditation.

If your accreditation has recently lapsed, you should lodge your re-accreditation application as soon as possible and include a written request to the AIBS Board asking for your accreditation to be extended while your application is assessed. An administration fee applies.

What if my renewal is due and I’m waiting on my CPD letter or application outcome?

You should still submit your re-accreditation application before your expiry date. If it’s received late, additional fees will apply.

If you’ve already lodged your CPD return, you don’t need to take further action—the completed CPD assessment will be forwarded to the Accreditation Team once finalised.

If you submitted your renewal on time, your accreditation remains active while AIBS processes your application.
